Nº22 is a typical south-facing Charentais farmhouse in the village of Louzignac near Cognac. Built around 1840, the house is comfortably furnished, including some antique and vintage pieces, and simply decorated with rugs, ornaments, posters and pictures. While the house will comfortably sleep eight in its four bedrooms, it is also welcoming and cozy enough for couples and smaller parties to feel comfortable, and for whom we offer discounts.
A barn next to the house has been converted into a luxurious, tiled, heated swimming pool with large windows opening onto a terrace and the garden.
Nº22 has been our family's holiday home for over twenty-five years and we think it is very well-equipped, including WiFi, satellite TV and cotton bedlinen. One guest said: "This isn't a gîte! We have all the facilities of a 5 star hotel but with the comfort of a lovely home."
|Bedrooms:||There are four double bedrooms. All have external wooden shutters and internal voile curtains, bedside tables with lamps, hanging space with plenty of hangers, hair dryer and pedestal fan.
Bedroom 1 - 160cm bed has its own shower rom with underfloor heating, heated towel rail, large shower, lavatory, bidet and basin.

|Kitchen:||The kitchen is well-equipped including: table and chairs, a good range of saucepans, lots of china (including some vintage Limoges) and glasses, fridge-freezer, filter coffee maker, Bialetti Moka coffee pots, kettle, small food processor, small blender, electric beater, citrus press, etc. and, of course, a dishwasher.The cooker has three gas rings and one electric ring, its electric oven has a grill and spit. There is an additional fridge in a cupboard off the hall.
You will find oil, salt, pepper, herbs, etc., in the cupboards and we supply a generous welcome pack including local wine, cheese, organic yogurts, fresh milk, eggs and bread.
|Living Rooms:||The dining room has a long table seating 10 - 12 on its 19th century chairs. There is a hifi system with CD player and a Bose bluetooth speaker.
The sitting room is dominated by a large stone fireplace - firewood is supplied. There are two three-seater sofas, several chairs and a large low table. There are occasional tables with lamps, and book-cases with dozens of English fiction and non-fiction books, as well as some in French. There are reference books on France, the Cognac region and various guidebooks. We also have plenty of maps of the area, including detailed ones for walking.
There is a TV with Freesat TV, a DVD player and VCR. Some DVDs and videos are available.
|Other Rooms:||The utility room has washing machine, tumble dryer, drying rack, small ironing board and iron, and a large shower cubicle.
|Linen/Cleaning/Towels etc:||The house will have been cleaned and beds made for your arrival.
All bedlinen and towels - bath and swimming - are supplied, as are bathrobes. All beds have cotton bed linen, including some vintage pillowcases and handmade patchwork quilts. We supply duvets but sheets and light covers are available in hot weather. Mattress and pillow covers are changed for each booking.
|Outside:||The garden is laid to grass with trees for shade, a flower border one end, various plants in pots. and a boules piste to one side. There is a small herb bed for guests' use but through a gate are the orchard and vegetable patch where, in season, more herbs and fruit and vegetables can be found.
Next to the house is a converted barn containing the pool. There is a counter-current for those who want to exercise and Bose speakers for your music. Large glass doors open onto the south-facing terrace with sun loungers.
Between the house and the pool is a large, round wooden table and chairs protected from the sun by shade sails. There are two barbecues: a gas Outback and a Weber charcoal kettle.
The house, garden and pool are for the exclusive use of guests, as is a separate car entrance through a wagon barn, which provides covered parking.
|Additional notes (if any):||The area is wonderful for walking and cycling. The countryside is gently rolling and criss-crossed with 'chemin blancs' rarely-used tracks through the fields and vines. We have some old bikes and can provide detailed maps.
