General Property Description
A 400 yard poplar avenue marks the entrance to this wonderful property. It stands in its own 15 acres & is completely surrounded by vines & fabulous views. The property is in the hamlet of St Nazaire, 2kms from Loubes with it's local shop and fantastically positioned between St Emilion, Bergerac, Ste Foy La Grande, Eymet and Duras. The property was completely redecorated in 2007 & is sympathetically furnished in traditional style. 6 main bedrooms & 3 en-suite bathrooms and a huge lounge. Large kitchen with all mod cons seats 14 people. Outside, a beautifully covered terrace seats a further 16 people. Sundowners & dinner are served on the northern terrace with seating for another 10 people. There is a 12 metre pool, floodlit boule pitch, beautiful trees with welcomed shade, a barn & chais with the original 1912 wine presses. Getting there is easy. Cheap flights to Bordeaux (90 mins) & Bergerac (30 mins), TGV from Libourne (45 mins) to Paris or London or 8 hours driving from Calais. Relax in total peace & quiet. No road noise & no pollution. Fantastic wines, gastro delight, our piece of paradise.
Accommodation Facilities
Bedrooms: 4 bedrooms on the first floor. The main bedroom has a huge ensuite bathroom, meausuring around 5m x 4m. On the ground floor there are two separate beautiful bedrooms. One is 4m x 3m, the other 5m x 5m. Both have access to the ground floor shower room and loo. Perfect for Grand Parents/Au Pair. 5 double beds, 4 singles, 1 cot and 1 cot bed in all.
Bathrooms: Two huge bathrooms on the first floor both with baths, showers, basins, loos and bidets. Exposed beams throughout. The ground floor has a large shower with loo and also doubles as a utility room with washing maching and dryer. Permanent hot water is available via 2 x 200lt electric cumulous tanks so plenty of hot water on tap.
Kitchen: Beautiful kitchen with exposed beams and a huge open fireplace where we burn trees not logs in the winter. The table seats 14 people. It is especially well equipped including coffee maker, juicer, slicer, gas cooker, dishwasher, one large fridge/freezer and a further drinks fridge. A comprehensive selection of culinery equipment to meet the most demanding chefs' needs. Cooking is with calor.
Living Rooms: There is a large lounge(8m x 5m) with access from the hall and two double doors leading from the front terrace. A beautiful beamed room with four sofas, several armchairs, a wood burning stove and a gorgeous oriental carpet.
Other Rooms: Hallway with stairs leading to the first floor. Kitchen, large lounge and Bedroom 6.
Cleaning/Towels/Linen etc: We have the perfect couple who have now looked after the house for 5 years. Adele will provide a change of towels and bed linen and she has up to 3 hours to clean on departure. (Any additional cleaning requirements can be made directly with Adele). Marc will look after the garden & pool. There is nothing he cannot do in an emergency and is contactable 24/7.
Outside: A covered southerly terrace by the kitchen seats 16 people and overlooks the 12m x 6m pool. The land looks out over our vines. To the West we have a floodlit boules pitch covered by 3 Mulberry trees & a fridge in the end barn provides cold drinks for the pool and boules. A further huge terrace faces north and is the favoured spot for sundowners as it disappears over the hills c.21.45 in Jul/Aug
Additional notes (if any): For those who cannot 'get away from it all' there is a perfect mobile signal at the property so your Blackberry and similar devices operate perfectly. Broadband has now finally arrived in our hamlet and we have a high speed wi-fi box at the house for you to link your laptop computers. We will be installing a desktop terminal and printer later in 2010.

Local Area / Activities
Golf and tennis available at the magnificent 27 hole Chateau des Vigiers course just 6km from the house.

Horse riding, canoeing, walking, karting are all within a few kilometers of the house and if you want the ultimate experience, one of our qualified neighbours will take you from our land in his hot air balloon to really see the magnificent countryside.

The Dordogne valley is a must to do once at least and really starts 30 mins beyond Bergerac. A great day out seeing all the Chateaux along the Dordorgne. There are several bastide towns all around us also worth a visit.

Restaurants are everywhere and despite the strength of the pound, you can still get a five course lunch for 11 Euros. 25 Euros for a three course dinner would be high end. The is the gastromic centre of France and you will not be disappointed with the quality or the quantity of food on offer. Duck and Fois Gras you will find on every menu but the choice is generally excellent. Alternatively try the BBQ at La Tuilliere, meat cooked on our old vine roots is amazing.

Wine is everywhere. We will recommend places to visit and wines to taste and buy. We drink Petrus quality at petit chateau prices!
