The property is in the hamlet of St Nazaire, 2 kms from Loubes Bernac with its local shop. It is well positioned between St Emilion, Bergerac, Ste Foy La Grande, Eymet and Duras. The property has undergone major renovations this year and is sympathetically furnished in traditional style. There are 6 bedrooms and 5 bathrooms, a large sitting room and a farmhouse kitchen with all mod cons and a table that seats 12 people. Outside under a covered terrace, another table also seats 12 people. Sundowners and dinner can be served on the front terrace which has Westminster woven furniture. There is a 14m pool, boules pitch (floodlit) and mature trees for welcome shade.
Getting there is easy. Cheap flights to Bordeaux (90 mins from the house) and Bergerac (30 mins), TGV to Libourne (45 mins), 9 hours driving from Calais or 6 hours from St. Malo.

Accommodation Facilities
Bedrooms:
5 double beds, 4 singles, 2 cots and 1 cot bed. 4 bedrooms on the first floor. The main bedroom has a large en-suite bathroom, measuring 5m x 4m. On the ground floor there are two further bedrooms. One 4m x 3m, the other 5m x 5m. Both have en-suite facilities. Perfect for grandparents/au pair.
Bathrooms:
Two large bathrooms on the first floor both with baths, showers, basins, loos, one also has a bidet. Exposed beams throughout. The ground floor has a large shower, basin and loo. Permanent hot water is available via 2 x 200 litre electric emersion tanks, so plenty of hot water on tap. The new en-suite to bedroom 6 is gorgeous with an Italian shower, separate bath and toilet cabinet.
Kitchen:
Farmhouse kitchen with exposed beams. There is a wood burning stove, the table seats 12 people and it is well equipped including coffee maker, juicer, slicer, gas cooker, microwave, dishwasher, large fridge/freezer and a drinks fridge. Good quality china, plenty of glasses and a comprehensive selection of culinary equipment to meet the most demanding chef's needs! There is a child's high chair.
Living Rooms:
There is a large sitting room (8m x 5m) with access from the hall and two double doors leading onto the front terrace. A beautiful beamed room with 4 sofas, several armchairs, flat screen TV with UK terrestial channels and DVD player. There is another wood burning stove.
Other Rooms:
The Pool Apartment. A completely separate unit which can be used as a self contained apartment with brand new en-suite facilities, kitchenette and sofa bed. Shower, loo and changing facilities for the pool.
Games room in the barn with table tennis and a selection of 8 bicycles.
Cleaning/Towels/Linen etc:
We provide Egyptian cotton bedlinen, bathroom towels, pool towels and tea towels. We allow 4 hours cleaning on changeover. (Any additional cleaning requirements can be arranged with our local agent.) The garden and pool are fully maintained.
Outside:
360 degree unspoilt views. The south facing garden looks out over the pool and our vines and there is a covered terrace which seats 12 people. To the west there is a floodlit boules pitch shaded by 3 mulberry trees. A further terrace at the front of the house is a favourite place for sundowners.
Additional notes (if any):
For those who cannot 'get away from it all' there is a perfect mobile signal at the house so your smart phone will work well. We have a high speed wi-fi facility and a computer with printer.
Well behaved dogs are accepted by prior arrangement but strictly no access to any bedrooms.
A convertible Renault Megane is available by arrangement. Airport taxis can also be arranged.

Golf and tennis available at the magnificent 27 hole Chateau des Vigiers course just 6km from the house.
Horse riding, canoeing, walking, karting are all within a few kilometers of the house and if you want the ultimate experience, one of our qualified neighbours will take you from our land in his hot air balloon to really see the magnificent countryside.
The Dordogne valley is a must to visit once at least and starts east of Bergerac. A great day out seeing all the chateaux along the Dordogne. There are several bastide towns all around us also worth a visit.
There are many local restaurants with inclusive menus starting from 11 Euros. This is the gastronomic centre of France and you will not be disappointed with the quality or the quantity of food on offer. Duck and Fois Gras is the local speciality. Alternatively use our tradition BBQ at La Tuilliere.
There are tradition French markets in different towns most days of the week. The best of these is the Saturday market in Ste Foy la Grande which is just 12 kms from La Tuilliere.
There are many local wine producers to visit, taste and buy.
